第1部 宿泊約款・利用規約

本規約は、当施設（以下「当宿」）をご利用いただくすべての宿泊者に適用されます。

第1条（利用目的）

当宿は宿泊利用を目的とした施設です。法令、公序良俗に反する行為、近隣環境への著しい迷惑行為、その他当宿が不適切と判断する利用は禁止します。

第2条（宿泊人数および利用者情報）

  1. 宿泊人数に変更がある場合は事前にご連絡ください。
  2. 申告人数を超える無断宿泊が確認された場合、追加料金を請求する場合があります。
  3. 代表者による手続きの場合、代表者は同行者全員に利用条件および規約内容を共有し、了承を得る責任を負うものとします。

第3条（近隣環境への配慮）

  1. 当宿は静かな別荘地・住宅環境に位置しています。
  2. 21時以降は屋外での会話、音楽その他近隣へ配慮を欠く行為をお控えください。
  3. 必要に応じて窓の閉鎖や利用方法の変更をお願いする場合があります。

第4条（禁止事項）

以下の行為を禁止します。
・無断宿泊および無断訪問者の施設利用
・花火、危険行為、近隣へ迷惑となる騒音行為
・施設設備の目的外利用
・法令または公序良俗に反する行為
・室内での喫煙（指定場所以外での喫煙を含む）
・当宿運営に支障を与える行為

第5条（防犯カメラの設置）

  1. 当宿では、防犯、セルフチェックイン時の本人確認、施設運営および利用状況確認を目的として、施設内外の一部にカメラを設置しています。
  2. 取得した映像は上記目的以外には利用しません。
  3. 法令に基づく場合を除き、第三者への提供は行いません。

第6条（設備・備品）

  1. 宿泊者は施設設備・備品を善良な管理者として利用するものとします。
  2. 故意または重大な過失による破損・紛失・汚損が生じた場合、修理・交換その他実費相当額をご負担いただく場合があります。
  3. 鍵の紛失時は交換費用をご負担いただく場合があります。

第7条（利用停止・退去）
宿泊者が本規約に違反し、改善要請後も是正されない場合、または安全・運営上継続利用が困難と判断した場合、当宿は宿泊契約を解除し退去をお願いできるものとします。この場合、返金を行わない場合があります。

第8条（免責事項）

天災、交通事情、通信障害、停電その他当宿の責に帰さない事由による損失について、当宿は責任を負わないものとします。

第9条（規約の変更）

当宿は必要に応じて本規約を変更できるものとし、変更後は公開時点より効力を有します。

第3部 プライバシーポリシー
（個人情報保護方針）

当宿は、お客様からお預かりする個人情報の重要性を認識し、個人情報保護に関する法令を遵守するとともに、適切な取扱いに努めます。
  • 個人情報の取得と利用目的
    • 当宿は、宿泊予約、お問い合わせ、チェックイン手続き等の際、氏名、住所、電話番号、メールアドレス、国籍・パスポート番号（外国人客の場合）等を取得します。
    • 取得した情報は、「宿泊予約の管理」「サービスの提供」「旅館業法に基づく宿泊者名簿の作成・保存」「お問い合わせ対応」の目的のみに利用します。
    • なお、クレジットカード情報は決済代行会社（Stripe社）が直接管理し、当宿が保有することはありません。
  • 第三者提供の制限
    • 当宿は、法令に定める場合（旅館業法等に基づき行政機関から提出を求められた場合など）を除き、お客様の同意を得ることなく個人情報を第三者に提供しません。
  • 個人情報に関する窓口
    • 開示・訂正・削除のご請求やお問い合わせは、第2部に記載の連絡先までご連絡ください。

Accommodation Terms & Conditions, Notice Under the Act on Specified Commercial Transactions, and Privacy Policy

This page sets out, in a single document, our Accommodation Terms & Conditions, the Notice required under the Act on Specified Commercial Transactions, and our Privacy Policy regarding the handling of personal information. By making a reservation, guests are deemed to have agreed to these terms.

Part 1: Accommodation Terms & Conditions

These Terms of Stay apply to all guests using this property (“the Accommodation”).

Article 1. Purpose of Use

The Accommodation is provided for lodging purposes only. Any use that violates laws, public order, public morals, causes significant disturbance to neighbors, or is otherwise deemed inappropriate by the Accommodation is prohibited.

Article 2. Guest Information and Occupancy

  1. Please notify us in advance of any changes to the number of guests.
  2. Unauthorized stays exceeding the number of registered guests may result in additional charges.
  3. If one guest completes procedures on behalf of the group, that representative guest is responsible for sharing these terms and conditions with all accompanying guests and obtaining their agreement.

Article 3. Respect for the Neighborhood

  1. The Accommodation is located in a quiet residential and lakeside area.
  2. After 9:00 PM, guests are requested to refrain from outdoor conversations, music, or activities that may disturb neighbors.
  3. The Accommodation may request adjustments to guest behavior, including closing windows or changing how shared spaces are used.

Article 4. Prohibited Activities

The following activities are prohibited:

• Unauthorized overnight stays or use of the property by non registered visitors
• Fireworks, hazardous activities, or excessive noise
• Use of facilities or equipment for unintended purposes
• Activities that violate laws or public order
• Smoking indoors or outside designated smoking areas
• Any conduct that interferes with the operation of the Accommodation

Article 5. Security Cameras

  1. Security cameras are installed in selected indoor and outdoor areas for security, self check-in identity verification, operational management, and confirmation of usage hours.
  2. Recorded footage will not be used for purposes other than those stated above.
  3. Footage will not be disclosed to third parties except where required by law.

Article 6. Facilities and Property

  1. Guests are expected to use all facilities and equipment with reasonable care.
  2. Guests may be charged for repair, replacement, or actual costs arising from intentional damage, loss, or significant negligence.
  3. Guests may be charged replacement costs for lost keys.

Article 7. Suspension of Stay and Termination

If guests violate these terms and fail to comply after notice, or if continued use is determined to be inappropriate for safety or operational reasons, the Accommodation may terminate the stay and request departure. Refunds may not be provided.

Article 8. Limitation of Liability

The Accommodation shall not be liable for losses caused by natural disasters, transportation disruptions, communication failures, power outages, or other circumstances beyond reasonable control.

Article 9. Amendments

The Accommodation reserves the right to amend these Terms of Stay as necessary. Updated terms become effective upon publication.

Cancellation & Refund Policy

  • Up to 5 days before the stay: Free of charge (full refund)
  • 4 day before the stay: 50% of the accommodation fee
  • Day of the stay or no-show: 100% of the accommodation fee

Please note that Stripe’s payment processing fees may not be refundable even in the event of a cancellation, in accordance with the provider’s policies.

Part 3: Privacy Policy

Personal Information Protection Policy
We recognize the importance of the personal information entrusted to us by our guests, and we are committed to complying with all applicable laws and handling such information appropriately.

Collection and Purpose of Use of Personal Information
We collect information such as name, address, phone number, email address, and (for guests from overseas) nationality and passport number, for purposes including reservations, inquiries, and check-in procedures.

The information collected is used solely for the following purposes:

  • Managing reservations
  • Providing our services
  • Preparing and retaining the guest registry as required under the Hotel Business Act
  • Responding to inquiries

Please note that credit card information is managed directly by our payment processor (Stripe) and is never held or stored by us.

Restrictions on Disclosure to Third Parties
We will not disclose personal information to third parties without guest consent, except where required by law (for example, where disclosure is requested by a government authority under the Hotel Business Act or similar regulations).
